If there is an option to upgrade and notably increase ROI, sure I'll consider that option, but for the most part, I want properties to be good to go with a little clean up.

They have tons of strategies in there that don't get very deep but give you a checklist of where to start.

I know there are many other options, but they always seem to muddy the waters come tax time and I like to keep things as simple/clean as possible.  

Can I go in and clean the home and show it or do i need to do a eviction process since she doesn't want to give me the keys right away ?

I was confident in seeing enough through the pictures and condition report was clean.

I've got reserves but who knows how long and how deep this impact goes. 

@Landon Whitt while i think there is money to be made in tech to help with housing most folks on here do not have deep enough pockets to wait for that a return on that type of investment in my opinion. 

Are there cleaning protocols/check lists/new practices and methods for cleaning an apartment before renting it out now that we have a covid-19 pandemic?

It was not fun to clean up and took several days.

I reccomend having a cleaning schedule made that shows who is cleaning what each week.
