@Christine Koneval I would get the CC&R's or HOA documents and read through them before diving too deep to see if it is even possible a lot of these communities have restrictions renting.

Not specific to real estate but since all RE is local I personally think it's more important to try to get a reading on economic issues as a whole instead of drilling down too deep into one component.

Jim is very active on bigger pockets and he has a community of people dedicated to performing due diligence on passive commercial real estate investments.If you really want to dig deep, and I can see that you do, you should get @Brian Burke's amazing book on due diligence called The Hands Off Investor.
