I have seen some videos where investors purposefully invest in places that are not growing (in fact the most recent one I watched, the population is DECLINING) but because often the median income is low, they cannot afford to buy housing.

As you get out of downtown and into the surrounding rural area (especially farther from the lake), you'll find more depressed sections of town.Sadly, although SW Michigan is a beautiful place, its job and population growth have been steadily declining for many years.

Once you hit 10 rentals with 25% to 35% equity in your credit (assuming the real estate market is pricing stable and not declining), sell the 10 rentals that you've leverages and trade all your SFR homes in a 1031 for an apartment.

I would consider dumping the agent unless he did suggest it but you declined and shopping for a new policy that provides adequate coverage for all known perils to your area. definitely add sewer overflow coverage next time.

Absorption is still down from normal, although it has mostly leveled off or showed small signs of growth (definitely not continuing its drastic decline), alongside a pretty steady growth in $/sf across all 3 markets.
