Prepaids include your daily interest between close and end of month, insurance premium, and possibly taxes.If you take out the prepaids, your closing costs run about 5% of the loan, so not too bad.

The upside is you lock in an interest rate for some number of years.With the Heloc the interest rate adjusts daily but you don't actually pay any interest until you borrow the money and deploy it.
