I've made some phone calls in Orange County (I live in OC) and have had no luck.

The point being made is that you'll need an "in-state office".

The gentleman who was doing the "teaching" just kept talking about all his amazing deals and how he made 80-100 grand of a fix and flip.

If you are an electrician and you charge $75 an hour nobody would chastise you for turning down a job offer from a customer who wants you to work for $12 an hour.

 the property was free and clear Many three plexes and fourplexes and so on our owned by older people who own nothing on the property They've made their money off the place they're done with the headaches of being a landlord

I would look over the BK plan again and see if it states somewhere that the mortgage payment is made directly to lender or BK court.  

Boat slips themselves and racks (which actually can qualify for 1031 exchanges with real estate) were interesting but the HOA and taxes on them made the rent necessary for rental pretty darn high.  

I haven't made any decisions yet. it's a bit small but it was move in ready.

I already made an offer on this Duplex and waiting for the Seller's bank to make their decision on this short sale.
