The paperwork for the listing showed the number 4 crossed out twice and replaced with 2 for ranges and refrigerators. 

Otherwise, need to cross your fingers that rents have gone up significantly by the time you PCS.

It's all a bet and sometimes 3/4 of a percent isn't that big of a deal when you start looking at the big scheme of things.  2% borders on obscene in my opinion though and I don't think anyone deserves a margin that much higher than anyone else no matter how many commercials they pay for telling you they're they best.

This property is starting to border on the size where a building superintendent would provide value.

The land around us is having success with rezoning so finger cross it will not be a problem. 

If they won't change it, cross it off and then sign the document.

I don't want to do anything that would border on unethical with a new tenant and I don't know how this works. 

I would guess it's based on speculation that's baked in but I don't see how it's worth the risk- especially when Pittsburgh yards seems to be much less of an attractive retail destination compared to other beltline developments (west end development, Ponce, potentially Murphy Crossing..).
