I'm not criticizing this, but there's a lack of even the most basic knowledge from these folks and, as much as I would like to help educate them, the sheer volume is just daunting and unless I'm in just the right mood, I keep scrolling.Then we get these types of questions:~If I don't have access to the MLS, how can I determine a good offer price?

I tied the deal up quickly with 2 very critical amendments to my P&S Agreement (will discuss below). 

Goals are critical!! 

@Wayne Brooks  this is a critical issue in many states and its state specific.. like MS we use QC all the time no problem. in other states its a problem... for instance in MO I had a client that lent money.. this was a flake that was trolling AUSSIE's bad actor from KC... he then quit Claimed house to lender.. but this would not hold up and lender could not resell.. lender had to do full blown foreclosure because the guy went dark.. were as a DIL would have done the trickOP,  I think you can have your grandmother sign the warrenty deed .. it does not extinguish by signing a QC the warrenty deed is then recorded and the title company has what they want..if she is not capable.. then I think you need to petition the court for help.

Each strategy has its own set of needs as far as funding, timelines, team members, etc...Markets, on the other hand, or the choice of which Market to invest in, is critical...in fact, it's everything.  

It's critical that you immerse yourself with someone who has been down this road before. 

And Turn key is really just local fix and flippers instead of selling retail they sell to investors and have put together in many cases property management. ( as you know that is critical in your market and most turn key markets at the price point these folks are buying at)If you represent a fix and flipper that does retail deals to owner occ.. you expect them to make a profit  correct ? 

@James Payne:James,      I think the element of understanding what makes a good deal is critical to being a good wholesaler.

@Vanessa Ryder  I echo many of the same sentiments above + a few additional thoughts:- Screening is still your best tool and critically important if you are acknowledging that you are investing in Section 8 for the cash flow (vs long-term appreciation).  

Thankfully the process doesn’t sound tremendously dissimilar from the purchase I made previously.
