One other thought - some banks want to know that you didn't borrow the money used for the down payment, and will ask where the money came from or check to see how long the money has been in your account.

If she goes the route of canceling I would hold lender liable for the EMD (I assume this was waived) and also hold them to crediting the appraisal fee too. 

Completely agree for CRE, people typically get in as an agent or they have lots of cash and credit to start and they are a good client.

In order to book a showing they have to answer several questions like is their credit score 600 or higher.

In my opinion, the refi is a good option if the numbers work...your other option would be a home equity line of credit. 

Now keep in mind these banks are usually lending on Experience first capacity second ( your cash) and credit score last and least important.

**Private Money Lending**: Invest in other people's real estate deals or funds passively, especially using old retirement accounts like a 401K to fund these investments.
