While many enjoy the added revenue fees bring, late fees seem to provide rationale in accepting this behavior.

Guests use our lawns for sitting and enjoying the view, would be a real drag to have someone step in doggy doo, and a bigger drag if they brought it into the house.

Which makes me wonder; do you enjoy finding your own deals?

I would also state in the lease that owner will be occupying the basement suite occasionally and without notice so you don't run into a "quiet enjoyment" conflict with your tenants.
