When approaching seller financing, make sure you can explain the process in clear detail first.

Do one task at a time in each app so you can compare apples to apples.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.

Don't confuse them.Have you accurately computed your holding cost?

If you earn income as an independent contractor / entrepeneur, you report the income and expenses under schedule C.There can be a converesation down the road if you should set up an S-Corp.

@Taryn Hansen As this is a real estate site I’d have to say rent out the house and keep it and watch it appreciate in value while you earn solid cash flow and get tax benefits.
