Hey Sam,For your first investment, I would avoid diving into an apartment complex.

Cost savings will come down the line once the operation is set up, running smoothly, & you've hit that sweet spot for the number of units you have under management. 

The crowd funded or syndicated deals are generally more complex as in the deal itself or the set up of how the deal is funded..

I would of course be open to apartment complexes but I am not betting on that happening right away.  

Have a sweet little portfolio of 6 props making quite a good return.Question: At some point the ROE will be pretty lame with so much appreciation.

I dont use the complex part of it but I am sure there are some.

OE ratios can vary in apartments depending on how utilities are billed and how old the complex is.

Larger apartment complexes have maintenance men that go in for inspections usually once a month.They look at filters,fire extinguishers,smoke detectors etc. but also can see if there are pets there not on the lease,or too many people living there not on the lease for a code violation.You have these inspections written into the lease.
