Hey @Caleb Barbosa.As of right now, Central Florida is one of the best places to invest, you get more for your money than you will compared to South Florida.House Hacking is definitely a great strategy to get started in RE investing.

Many people love to quote a chain of discussions on here and it makes it very difficult to find where they started talking with their addition compared to what they quoted.This is something any of you have seen if you use other forums as BP is the first forum site I've discovered where this doesn't happen.

You are better off comparing to similar age properties that sold longer ago than you would normally look back.

Would you say a multi family house is worth more when all utilities are separated between the units (tenants pay utilities) compared to being not separated and landlord charges more for rent to cover utilities.

Be sure to compare the coverage as well as the price.  

Compared to Illinois our taxes are much cheaper and you can stretch your dollar much longer investing in properties.

@Jimmy Johnson I would strongly advise you to throw out CAP rate, and compare these in a STR-specific spreadsheet to help show cash-on-cash return. 

Then, the appraisal comes back $20,000 or $30,000 (or even more) lower than expected according to what the sales comparables show?

Hello All,My wife and I have an offer accepted on a property that we will be using as an STR/Vacation Rental.The area we are investing in is an up and coming vacation rental market compared to most ski/mountain towns in the West. 

I have to refinance my house for a different reason so I’m going to have to compare loans and look at getting cash out of it since I have a lot of equity in it.
