You can likely do it with only taking a few hours of class on Colorado real estate law.

Unless the currently occupied units are grossly under market or a completely different class of tenant I wouldn't worry about rehabbing them until the current occupants move out. 

If this is your FIRST investment property, you do NOT need to take the class to start out your investment journey.

Cash flow is hard to find in SW Minneapolis due to high prices.That said, SE is very middle class and a good market for renting.

@Erik Sell I believe furniture, area rugs, appliances, etc. have a five year class life.  

Several years ago I took the real estate class and passed the test and everything just never ended up getting a job in real estate.  

A lot of Class C, B- deals are making sense and trading at reasonable CAP Rates right now in the Houston market.

I buyer higher class properties and self manage.

Just a suggestion, in the meantime look up with your local realtor MLS provider agency or group and see if they offer any classes in property management.

I have plenty of hours and have taken all of the necessary classes just waiting on my 2 year mark now.If you are talking about becoming a real estate agent I have taken the class so am also almost there.
