This strategy makes more sense when you have a property free and clear and your attempting to drive comps up in a neighborhood.

You’ll see lots of rookies and/ or generally shady characters pitching deals at ~3% appreciation, 2% vacancy, 2% R&M etc etc but I would be inclined to budget 1% (max) appreciation for the next 5 years.
