Sounds like you just have rear. 7 foot ceilings on the majority of the ceiling height.

My thinking is that if I knock the office walls down and fix the floors and ceilings that suffered water damage then maybe I can begin to market it to a tenant and then potentially give the tenant a blank canvas to work with.

I am a Broker, I have done thousands of CMA's and countless BPO's and I still wouldn't dare doing a purchase blind with no appraisal UNLESS it's so insanely discounted that there is a no-brainer Grand-Canyon sized equity on it and that ONLY comes via some matching massive sized issue to do with the buy, like it's an estate and heir's want nothing to do with the floor to ceiling green shag carpeting or ceiling mounted disco ball in master-bedroom and just want quick easy simple cash (yes, I have seen this, floor to ceiling green shag, yes, across the walls!

I also don't warranty appliances(refrigerators, ranges, dishwashers), ice makers, water dispensers, vent hoods, garbage disposals, garage door openers, ceiling fans, or door bells.
