As for marketing, would you do an email or direct mail campaign?

I did all of this with very minimal cash and I guess you could say it was a bit risky.I guess my advice would be to jump on any multi that looks like a good deal immediately, or maybe organize some sort of marketing campaign to scoop up an off-market duplex at a discounted price.  

If not are you using one or are you using wholesaler or letter campaign?

I was hoping to develop a marketing campaign and yellow letter mailers to target tear-down homes in my neighborhood and wholesale to builders looking for lots to spec build.

So after some research I have a pretty long list of those I should be directly targeting with a mail campaign.

I'm so glad you've found positive feedback from you mailing  campaigns. 

I think a mail campaign is more about timing and consistency than anything else.

Start a direct mail campaign to a particular area of homes that you are familiar with.

I am thinking of doing a direct mail campaign but can't decide which would yield better results for wholesaling.
