I mean I dont know what you do but I buy at least 100 sometime 200 distressed SFRs in the US mainly the mid west deep south etc per year.. some come through wholesalers but most of them are OREO brokers that are super sharp .. some markets that are in areas of very low value assets or in really depressed areas will have a lot of wholesalers as the realtors dont want to bother with them.. but to say they are better  NO WAY NO HOW.The reality is wholesalers will take as much profit as they can get and pat themselves on the back if they can rip equity from sellers as much as they possibly can.. 

Do you bother trying to chase evicted or terminated tenants for non-payment of rent?

Outside of the state, you can, but if your brokerage has a local office, they would be bothered if you did not join locally there.

Doubt these guys keep a time log.The one thing that bothered me the most is some issuers of 1099's issue them willy nilly with no consideration for the recipients.

The only thing about the BRRR strategy that bothers me is having to pay closing costs twice.

The part that's really bothering me is that they didn't bring this up until after closing.

Most agents don't bother learning about the investment side of the house.There is a ton on here to learn and read.

Gotta also have significant equity capture, like you have, to bother.  

In some cases it may be, others not enough to bother.
