I do this frequently: my client has policies with the insurance company, but I have a book of business with them.

Read books on flipping and property management and become as educated as you can.

@J Scott I bought your books several months ago and I used them as references when I bought ($25,000 CASH) a distressed property in Warner Robins, GA.

I also plan on buying the NOLO book on LLC's.
