Economists on both sides of the coin agree that rent control is not the way to go....Since I can't draw a supply/demand sketch on bigger pockets, I might be able to attempt to explain the general principle behind it.Rent control is an artificial price ceiling set by regulatory bodies (government). 

Hey bp I've been looking for a deal in NJ  area in the $250,000 rang but just can't seam to find any good or even ok deals in the safer areas any body have any suggestions on how to find a good deal or a good investor friendly relistate agent? 

There's many builders looking for lots upon which to build, and none of them seem to want to buy a lot with a tear down on it.

The newer property will typically have less issues and repair costs than something much older and there may even be a builders warranty in place for further protection, also ask about tax abatement on the property as new construction with a built in abatement will greatly reduce your out of pocket ownership expense for the length of the abatement  

Have you factored in builders risk insurance, closing costs, realtor fees, price increases (lumber up 180% in the last 14 months), etc?
