Finishing up on a flip and the plan is to use the proceeds to cover a good chunk of our kid's tuition bill.

Again, I highly recommend being above board with both parties and have strong written agreements in place. 

I kid you not, some of these properties you would never believe was in San Diego and looked more appropriate for TJ.

At the same time, I want to start a family and to be the very best dad I can be by being with my kids as much as humanly possible and spending the least amount of time on work.

Ensuring you can build a board on the property is a tedious job that I suggest you don't neglect.
