If a NNN property had more robust CAM expenses that a landlord had to manage and bill back to the tenant and multiple tenants, then a property management fee would be more applicable.

If the property appraiser were to tax this property with the new square footage I would have been billed about $45k/yr in taxes instead of $12k so doing the numbers that's about $330k in savings over a 10 year period.

If I go on any major insurer’s website (Geico, Progressive, USAA, etc) they ARE giving customers 15-20% off their bills.

(check to see what the HOA fees cover before buying as they all differ) Your insurance bill is lower since it is walls in.
