A safer bet if the market was to turn.  

For every 1 landlord trying to do it right you can bet there is 1 that doesn't' care, just putting a body in.  

Looks like a safe bet to go ahead and enter and regain possession of your unit.

Your best bet though if you're looking at those types of opportunities will be to research properties that are owner-occupied and their business is struggling and/or are delinquent in taxes, mortgages, and other liens.

I think that is the safest bet as I'm still able to cash flow based on numbers I've run on how much it would cost to finance the conversion and the rental value I'm currently getting on a room with a private entrance and private bath.

If you wouldn't mind sharing details on what the choices look like, interest rate, upfront costs, terms, etc.

Since I work with realtors so much, I bet I could do the listing myself, but still will probably hire a listing agent. 

Ironically over the last 10 years with the benefit of time and hard-fought wins in the legal framework we have given individuals choice back.

I write a renewal notification and ask them to sign, it is multiple choice and says nicely thank you for being good tenants..expenses have gone up.
