I don't know the area but $1,700 a month for a $125k house seems off, and if you are in PA I believe that your property taxes are fairly high 2%+Also expect to pay points either way with a HML or conventional lender, the interest rate for conventional will be significantly lower.

Hey @Wesley A Sanderson,I believe that as long as the numbers work where your expenses are less than your income, it doesn't matter where you start and you might not get a huge turnover rate in Kansas for vacation rentals.

I believe I was able to "win" the bidding war for a few reasons:- I had pre-approval of funds ready to go- I pulled the trigger ASAP when I realized it was a deal worth pursuing- I submitted an offer with an Escalation Clause- I submitted my offer with a nice personal touch that was tailored towards the sellerBest of luck!
