And many times small business are far more profitable than high leverage low equity rental properties folks buy.. where you win with those is when the values really go up and you get some really nice organic appreciation and then can sell and roll up or cash out and pay the cap gains..

They'll need to show 3 years tax returns, historical rents, bank statements, credit, etc. so make sure those are organized and ready to go PRIOR to bringing the property to the market for sale.Assuming the business is financially strong, compare the lease terms to market standard terms.
