The difference between 2 bathrooms and fewer than 2 bathrooms is immense, as if the difference between 3 bedrooms and fewer than 3 bedrooms.Based on that, the first two comps are useless and the third is nearly useless...unfortunately.Secondary to that, the comps are too old, as others have said.

For $1300 a month you can get half of a 2 bedroom apartment, ie you can share it with roommates. 1300 alone won't get you a studio, you have to leave the city to get something that cheap.Jameson,Do you have to share the bathroom with your roommates?

If you have the deal under legal contract, you can either sell (assign) the contract (if you used the words "and/or assigns" in the offer (which is what most wholesalers do) or if you didn't use those words (like with Bank REOs, which won't let ya) you can do a double closing, which means you buy the house and then re-sell right away (within minutes).

This house went under contract twice and the last time was on September 22nd and on the door the city had left a sign on Spetember 23rd saying they have turned the water on, but looks like noone entered the property since then.

If something comes up and he decides he wants to sell it later (whether its a job relocation or because someone knocks on his door and makes him a good offer on it), he is fine to do so, because he didn't buy it with the intention of selling it.
