In the UK, many landlords use lease options in residential areas, where they can invest in buying a freehold of a property or flat and generating regular income by leasing method.

The kind with a coil wire, not the kind with a flat metal ribbon. 

Home value will go flat line from now on and either one or two things will happen.

If they are not your partner bringing you a lot of these deals where you create an LLC and build wealth together, then just pay him or her a flat commission ($500 or so) to forward any calls that come in about the property to you.

As the years tick-by we are moving further and further towards providing these services across all properties (to assure they are done completely and in a timely manner) and simply baking the costs into the rents.

I am working on one now were we will get the approvals but I am already baking in additional hold time to when we start the underground.  

You can hire a construction manager or owners representative who will charge you a fee on top of, or flat fee to manage the project on your behalf but that would be an additional cost.
