I won the default judgement as the tenant did not show up against the expectations of the attorney too, the reason bein he had a conflict in appointments with a different court in a neighbouring county for a warrant in debt case.:-)Meanwhile he sent a sad email that his mom is expiring and he has to go bury her and would like 2 months extension.

Start spending time on Craigslist weekly to get a feel for what other local landlords and property managers are doing.This reminds me of when I was pregnant - I spent so much time studying about the birth I didn't focus on what to do with the baby.  

I met some nice and like-minded folks, but you need to be assertive to go up and talk to strangers.I've been to IRROC meetings and that is Brad's baby.

It can be tough to prove yourself before having experience, but that's why you just need to take baby steps and build that credibility!
