I have assured and promised you that these punch list items will absolutely be taken care of. 

There are only three (3) Private Letter Rulings ("PLRs") from the IRS/Treasury on these structures and the PLRs can not be relied up or cited as precedent, so they provide guidance but no assurance that your transaction would not be disqualified. 

Screening your tenants more thoroughly than is typical may give you some assurance that you've done everything you can to set yourself up for good outcomes. 

There are a couple of other turn-key players in town that you may want to check in to as well.

Like in sports, the older players may not be as agile and strong as the youngsters, but they have more experience and better strategies and know how to harness what they have and make it work. 

Because of this, choosing real estate tech investments relies less on the specific technology that a company is creating, and more on their ability to sell that tech to the big players in the industry.

I know some people are just miserable all the time, but maybe if you assured him that you’d do your best to get good tenants and possibly give him your number in case of any problems, he may have lightened up a bit.
