Sounds like your background is a natural fit as to the aspect of buy and hold that you are exploring. 

A naturally by-product of that business is working in the rental market often and consistently.

After that you will need to apply a thin layer of self-leveling compound.  

But such is the nature of a turnkey investment.

Also, I read about the 2% rule and I cant find a way to apply it in the South Florida market.

@John Newman,There is no natural gas available in the area, but propane would be an option (provided I wanted to install lines and tanks). 

I did listen to that podcast -- didn't really get a good idea for how I would apply it to my situation though.
