What i see is a market with affordable entry points, military and college student presence, and appreciation in 4.5-7.5% in the few neighborhoods I've looked at.I'm hoping to get a snapshot of affordable props from a local pro as a jumping off point for more research.

so far I've completed all obligations and by the end of next month the case will be dismissed and the expungement process will begin so my record goes back to squeaky clean how I strive and manage to keep that way , only worry of mine is that i was sent a letter from the DBPR/FREC to join them at a meeting thats being held in Orlando, FL so they can review my case and scenario, i was given the option to bring an attorney with me or just go and represent myself (which is what I'm going to do because i cant afford and attorney to go from Miami to Orlando Florida.

One reason is that in CA for example if you have $40k to use you can't afford anything there so they buy in markets where they can get a profitable deal.

History does repeat itself, and to think there will always be people to rent is (who can afford to rent) is perhaps too optimistic. otoh, maybe there will be.
