Alternatively, lender might counter your offer with something higher than you proposed to cover their added expense.

Neither of our tenants want the added expense of having central AC.  

Unless this is a large non-recourse deal then the owner(s) will be kissing the note anyway and the math will ultimately look the same.

For the probably $10k+ needed to bring the mortgage current plus the apparently large amount of repairs required, a lease option would be possible, but who would invest all of that time, energy and money for a home they don't even own?
