I would actually prefer the renovation is baked into the loan amount, so that I can quickly renovate and raise rents.

I'm finding that commercial lending is a bit of a nightmare, so I'm actually avoiding properties > 5 units for right now.

In some areas of Kansas City you can use Zillow - not the zestimate, but the actual sales prices on the maps, photos of houses and choose your own comps.But other than that - you do need to be a licensed agent.
