That said, it's a decent leveraging position to be in if the seller is motivated.

Note: many investors focus on cashflow as a top priority when they start (often motivated to quit their 9-5 job) and later transition to appreciation/equity gain as a top priority to grow their wealth and shield more of their income via depreciation strategies.

A friend and myself are deadest on achieving financial freedom.

So of course it is good to know your numbers, when it comes to marketing, it is more important to understand the "motivated seller".

They provide a "Tenant Score" and you could set the score high enough that Section 8 tenants would not achieve.

Regardless of what a seller says to my cold callers, I still make an effort to call back just to establish the relationship and see if there's a way I can help them out.1) Typically, they are wholesalers marketing to a list of sellers that they believe will have motivation to sell.
