It worries me since usually smaller cities should be creating some cash flow and this shows that the market has been hot for too long of a time and the rents simply have not been able to catch up.

In the event that you don't use it for college studies you can also apply it to other learning course or simply withdraw it and pay taxes on the gains.

Would it simply be the cash flow payments?

@Kristi Wolfe simply find a flipper in your area who has the deals/funnel , then simply introduce yourself say what you want to do for him , ask him what problems he needs solved , then solve them for him before you expect anything in return .

I simply say "if we decide to work together, you get access to my entire rolodex, shall we start the process"?

The language in the lease for the lease term simply says: "Lease term:  The initial term of the lease contract begins on 2/22/18 and ends at midnight on 2/28/19. 

Personally, if your story is accurate, I would simply tell them they are on the hook for rent until a new tenant is placed.

I simply self manage my own homes.

Note: I'm not saying I would cut corners, do shoddy work or skip having work done by professionals, I am simply hoping to avoid government expense and red tape.
