Important stuff like the foundation of your business is not the place to be cheap and cut corners.A CPA cannot create an LLC or other entity for you.

I’m interested in making an offer on a home and in the description it says “home will not qualify for a conventional mortgage due to the eroding pilings underneath the foundation, however it is habitable.

The duplex will be the best foundation to get you to the SFR where you can build another ADU, I will be starting my second ADU as soon as we finish the SFR rehab.

Not 100% sure that is because of foundation issues.

Also, yes they appear to go through concrete foundation and into dirt.

Hi Joe,I own MontrealHouseBuyer.caA small percentage of people are actually better suited to sell to us than to sell on the MLS.Most of the homes we buy end up with a combination of seller distress (no money for repairs, divorce, depression, etc) and property distress (cluttered, dirty, foundation cracks, roof leaks, or just very dated).

@Jonathan Hasan yeah it’s good too to know if they are doing it right.I definitely hire out roof and foundation.

The foundation of our business should be built on relationships.

Despite being a newbie, I'm more old-school in that I'd to have a solid foundation of understanding the basics.Some questions I had;- working out formulas using my own hand so I know exactly what I'm doing, instead of initially relying on the BP Calculators - what's an NOI, Cap Rate, CapEx, - how to estimate repair costs by just seeing a property on Redfin- Living in L.A., is it better to start house-hacking in an expensive market (how can I even get in), or go out-of-state where entry-level is more approachable.
