@Nancy Emineth, that's a very good list of potential red flags given by @Alex Craig.

How many rocks did you have to overturn before you landed each deal?  

Apartments do offer economies of scale, but you have to understand that the apt. market is red hot, w/ compressed cap rates, and generally don't produce as high cash flow return %'s on an as-bought basis as 1-4 unit properties.  

Just know that while rentals ROCK, beginners often think there is more cash flow than there really is, so do you homework!

you  could have it inspected by somebody with state license.. to sure there are no hidden problems. it would be worth the couple hundred dollars to know from an unbias source. and IF by chance the person selling it doesnt agree to let you- then let that be a red flag. 

Provide your tenants with information from your local fire department and red cross for safety awareness and emergency preparedness.

It seems that their is a lot of red tape involving the condo associations that can cause issues in cash flow.

How many pieces of sheet rock, how many feet of wire, how many gallons of paint, etc. 

They have double pane window that someone threw a rock at and broke the outside pane.
