In your case I would recommend you buy the $2000 machines and raise the rent. 95% of my prospective tenants would prefer a unit with the machines as opposed to the 5% who really don’t seem to mind the laundromat.

In terms of the actual *mortgage* county tax, if you google NYS Mortgage Tax rate form MT-15, you will find a several page document that will highlight your tax rate depending on which NYS county you're purchasing in.
