So now I'm soaking up all the information within this site educating myself.

@Daniel Mellon The most important thing to educate yourself as much as you can prior to pulling the trigger.

Trying to research as much as i can before bidding on a property.I have access to public recorded documents, such as mortgages on properties, however on properties that have multiple mortgages to the same person on the same house through the same lender, i cant seem to determine which lien holder position is foreclosing (1st mortgage or 2nd mortgage). 

In addition to education, networking is the key.

I also liked the post you made about educating yourself before you start asking questions on BP.

Get your education game going and your own definition of a good deal will start to take shape.

But on BP  195 folks were cheering him on like it was a great move and they all want to do the same.. that is your mind set right now.. a huge swath of the investing public with not enough experience or knowledge to know what is risky and what is not.. 

You'll need approx 1.5 to 2m in equity invested in income property to safely return ~12% (15k) monthly.Until you have enough education keep that cash in the bank.
