@Daniel Mellon The most important thing to educate yourself as much as you can prior to pulling the trigger. Make sure you have a firm grasp on house/rent prices in the area you want to invest and know how to run the numbers. Maybe take someone more familiar with the nuts and bolts of houses with you when you are walking through potential properties. The first time I walked through properties I knew absolutely nothing about them compared to what I know now so having someone that can point out potential flaws and things to worry about can be very helpful. That's the kind of stuff you can't learn in a book.
