Probably needs more info - is there existing debt on the current rental property?

Hi everyone,I'm new to real estate investing, focusing on commercial and mixed-use properties.

With the exception of finding the tenants (I use an agent) I manage all maintenance aspects of the property but am coming to a point where I might want to move on and considering doing a 1031 exchange to of course avoid Cap Gains and invest in another property closer to my primary residence.

A simple example is that they called to tell me the hose was left on in the pool.  

We have started down the road of fixing the place up, because we have a strong personal relationship with the seller, but it's time to get this in writing and set this deal up legitimately.I'm going to jump on YouTube and watch some Pace vids, but any other suggestions, resources, etc. would be greatly appreciated. 

Working on getting a new septic permit so we can add onto it, and increase the bedroom count to 4.

I plan on getting my license after graduating and either staying in Memphis or possibly moving to Nashville.

I will likely focus on adding another long-term rental using DSCR product
