I am looking at two approaches:1- Do the repairs myself, which would make me lock in a good chunk of money until I get cashed out2- Do the bare minimum (A/C, appliances and an outdoor window) and then give credits to the tenant if he decides to make the other repairs (paint, new carpet, garage door)Questions:1- What would make more sense financially?

There is a new roof, new water heaters, and new garage doors on this house.What should I be looking at and for when I'm at the house?

I have house in Carroll county, MD that is listed for $175,000, 3 br 3.5 Ba, finished basement, front and back porch 2 car garage in an area that homes go for $280,000 - $300,000!

Also Tom Krol mentions using garage sale lists. 

I said that was fine and thought everything was okay, until I went over Sunday to install garage openers and take pictures for the listing. 

Downstairs is a full working living space with 1 bedroom 1 bath with an extra kitchen (washer/dryer units, as well as garage space).  

The duplex is a 4 bed, 3 bath, 2 car garage with 12 parking spots (The yard was asphalted back in the day).  

Garage doors too, even if there were only a few bullet holes.
