If not -- then it's even worse.I may be missing something in your numbers, but it seems tight.As for a rental -- it could work, but be aware of ALL the costs associated with a rental so that you don't make the mistake I did when I started which was getting a few rentals and realizing that they don't cash flow as much as you think they will.Have you considered wholesaling the property to a landlord?

Can someone give an example of why paying cash for 5 different SFR @100k would be a BIG mistake vs leveraging the money and buying 20 SFR putting 20% down on each. 3) Does anyone have a spreadsheet or a link to one that gives you cash on cash return after you factor in depreciation and interest paid etc..?
