I would like to take legal action at this point since it has been 8 months with no response from the flipper.

the only way not to do that is to spend time in your chosen market in person, have patience, and potentially wait years like i said for that payoff.if you're willing, go to your chosen market every month in person to look at properties, build your team, get to know different neighborhoods, go to REIA meetings, etc. 

Again talk with your tax and legal person so this is regarded as arms length buts at a wry low price and interest only rate.

And you get the benefit of having over 90 past ones to catch up on.Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info.
