I can attest to the quality of @Wendy Patton REIA meetings in Troy.

I much prefer tenants I've placed and rehabs I've done to ensure they're up to my quality standards and you don't suddenly have 11 out of 50 roofs go bad in a year wiping out an entire year of net income.  

@Shelby Williams I imagine your student loans are at a very low interest rate.

Other considerations are the quality of the land.

What qualities are more important?

I spoke with the head of Cobb County,  and was told I had a choice to zone back to R-20 or LRO (Low Rise Office).

If you lose out on a months rent it makes other low maintenance flooring much more competative. 

For an FHA owner-occupied low-money-down loan, perhaps don't apply until your next purchase?

The school ratings and low crime rate is what attracted us to the Sherwood area.We made an offer on the house originally to be the house that we live in.
