I usually do a light renovation to rent it, then upgrade countertops, fixtures & such when I sell it a year or two later.

So I'm going to pay for the exclusion phase, but it's up to my tenants to stop feeding the mice and to trap any more that may have been living in the crawlspace and find their way indoors because they can't get out.

Have you tried looking into capital type projects that will help reduce energy consumption (LED light fixtures for example)? 

Rest just needs cleaned up, even has upgraded light switches, lighting, fans, siding, etc.

Just stick to your plan and you will eventually see that light at the tunnel!

@Josselyne LugoWith the ramifications put in place in today's real estate industry, you really want to tread lightly. 

The current kitchen is not bad and is perfectly functional but it could be much more appealing with a light to medium renovation/upgrade.
