In our lease forms it states the tenants are responsible for damage directly caused by them.I plan to start using maintenance request forms to document all our repairs, maybe I should use these to charge the tenant in case they, for example, clogged a kitchen disposal?

I've looked at a lot of condos, SFH's that have a great price and then find out the property taxes haven't been paid for 3 years, the have cleaned everything out Including the kitchen sink, like Ted mentioned HOA fees are out of control, the neighborhood's foreclosure rate is a lot higher then surrounding areas.

This year it's carpet cleaning, next year it will be new kitchen appliances ... because the oven got filthy.If carpets were in a clean condition when they moved in, it is the tenant's responsibility to keep them in the same move-in condition until they move-out.

Overall I would say that on a $20K kitchen redo you might save a few hundred $$, but you'll lose that back in time wasted waiting for delivery.One other opinion that I have on this is that "every" radio talk show host in the surrounding two cities, primarily a bunch of low level rush limbo wannabes does radio ads for them.

and then boom you added $25,000 in upgrades but just got tile and a few things that dont even seem like up grades. who buys a new house with laminate in bathrooms/entry/kitchen. no one. but then again thats what comes with those houses unless you upgrade. just some thoughts..
