However, if the mortgage rates slowly increase over time (say .5%-.7%/y), this might not happen. inventory would get tighter (less incentive to sell if new mortgage is more expensive), which would keep driving prices up

Could be that the serious investors are getting them for much better than 1.5-2% and the 80-115k inventory is sitting on the market waiting for a "retail" buyer.

To my understanding, there isn't much value that you are adding by becoming the middle person other than being the one who picks and chooses from the TK inventory.

Since in most cities and states are experiencing low inventory and making it harder to invest, especially when you have to compete with cash and having the ability to close quicker than people with financing.I live in Dallas Texas a County and was born and raised in Dallas.
