How can you do or request on site DD?

We moved from Reno to Cincinnati to be close to my family and I now work for my mother and step father as the Handy Man for their 20+ door RE portfolio of beautiful Victorian's.

I also have a former mentor in the area that works on 4 to 20 door student housing deals.

I'm talking with an agent on another property right now in Texas which is selling for $160,000 and has 6 doors each bringing in $500.

. :)We are doing a rehab in California and today (after getting signed off on everything last week) a building inspector just waltzed in the front door (no knock) and said he was there to "inspect the copper piping."

Rents are low on the one property I'm looking at and at $625K, I feel rents could go up close to $100/door without too much push back because of the location.Touring the outside of the product tomorrow and if it looks good, I am going to work on getting in next week.Any pointers or thoughts anyone has that they can share would be appreciated!

There is a lot, but on the most basic level, look for someone who does at least 30-40 deals a year as an agent and owns at least 10-15 doors, some rehab experience is a plus.
