Have you checked with the community fathers as to whether or not you can buy the park as is and not be forced to make changes?

We are transitioning from 1-4 unit properties and looking for income for my father's retirement. 

We continued to work from my father in laws guidance, stating we did this in good faith know he never had an issue with this before and the fact we were expecting our first trial.
