Not to mention, cash on cash return doesn't account for principal reduction, a critical factor to consider with rentals.A more realistic target might be something that provides a 10% total equity return or better, and even those aren't exactly easy to find.

While a tenant was there, I had a buyer who we signed the PA with subject to inspection, he did the inspection and requested 40k price reduction saying that the roof was bad.

If they are just asking for a rent reduction due to the repairs not being done and them not using that money to get the repairs done them self it's an big red flag.
